When Refinishing Hardwood Beats Replacing It

Refinishing is a second life—not a miracle.
Good hardwood can be renewed. Thin engineered veneers, deep pet damage, and water-cupped floors may not. Know the limits before you book the sander.
The renewal standard
Sanding removes wood. Chemistry protects what remains.
Screen-and-recoat can refresh a tired finish. Full sanding resets color and depth—but consumes wear layer and fills the house with disruption.

Field note: Engineered wear layers are measured in millimeters. Ask before you assume “hardwood always refinishes.”
