Record the finish floor, underlayment, existing covering, substrate and what supports it. “Subfloor” is too vague for a reliable scope. - 02

01 / Field note
Dry, flat, clean, sound—and understood
Preparation is not merely sweeping. The substrate must meet the exact system’s requirements for flatness, dryness, cleanliness, strength, movement and compatibility.
A flatness requirement is not the same thing as level. A floor can slope and still be flat; it can also look level while containing abrupt high and low spots that stress joints.
- Map high and low areas with the method specified by the installer.
- Identify cracks, deflection, loose panels, contaminants and old adhesive.
- Resolve height changes at doors, cabinets, appliances and adjoining rooms before material is ordered.

Moisture is a building condition, not a flooring slogan
Water can arrive as a leak, ground moisture, slab vapor, humid air or condensation. A surface marketed for spills may still sit above moisture-sensitive adhesive, underlayment, wood trim or wall assemblies.
EPA guidance emphasizes controlling liquid water and indoor humidity. If a basement, slab or crawlspace has unexplained dampness, diagnose that condition before closing it beneath new work.
- Fix water entry and plumbing leaks first.
- Confirm crawlspace, drainage and HVAC conditions are compatible with the floor system.
- Treat a mitigation product as an engineered part of the assembly, not a magic liquid.

A defensible moisture record
The useful question is not “Did somebody test?” It is: which method, where, when, under what ambient conditions, using what calibrated instrument, and against which product limit?
ASTM F2170 addresses in-situ RH probes in concrete. Wood flooring guidance also considers ambient conditions, wood moisture and substrate moisture. The selected product instructions determine what evidence the project needs.
- Put testing responsibility in the contract.
- Photograph readings and locations.
- Keep product batch information and mitigation documentation with the warranty file.

Failure patterns
What the showroom rarely leads with.
Testing the air, not the assembly
A room hygrometer is useful context but does not replace the substrate test required by the floor system.
Grinding or patching without a system
Correction products must be compatible with the substrate, adhesive and flooring—not selected in isolation.
Closing over a mystery
Odor, staining, efflorescence, rot or recurring dampness is covered instead of diagnosed.

Questions worth asking plainly.
Does a waterproof floor eliminate moisture testing?
No. The surface product may resist water while the substrate, adhesive, underlayment, walls or trapped space below remain vulnerable.
Does a subfloor need to be level?
Most flooring instructions focus on flatness and soundness. A structural slope is a different condition and may require qualified assessment.
Who should own the test record?
The contract should name the responsible party. The homeowner should receive and retain a copy with the product and installation documents.
